There has been a marked improvement in consumer and business confidence in the wake of all the political changes that have taken place since December, and this helped to boost rental demand in the traditional peak letting season of January and February, as people relocated to start new jobs, and a new intake of tertiary students entered the market.

In addition, inflation has been falling steadily and reached 4,4% in January, which is its lowest level since March 2015, while figures from automated rental payment platform PayProp show that salaries increased by an average of 4% in 2017, compared to an average decrease of 3% in 2016.
