A snapshot of uMhlanga's commercial landscape

Over the past few years, uMhlanga has become one of the leading commercial property zones in KwaZulu-Natal as well as a highly desirable residential and leisure destination.
Zoning-in on the commercial property sector, the Chas Everitt International commercial manager for uMhlanga, Dennis Davidson, says: "uMhlanga is home to some of the best commercial real estate in the country. It boasts many innovative and even game-changing developments that have set the benchmark for future projects all over SA.
"It is also very diverse, offering everything from showrooms and light industrial warehouses to premium office and retail spaces and hospitality properties such as hotels, B&Bs and restaurants." The town's main commercial area is uMhlanga Ridge Town Centre, where there are currently several new projects underway.
"Before the town became a commercial powerhouse," explains Davidson, "it was predominantly made up of residential properties and hotels which existed alongside vast tracts of sugar-cane fields.
"The commercial market only began taking shape in the early 2000s when Tongaat Hulett Developments began to develop the uMhlanga Ridge Town Centre.
"Today this area contains most of the commercial stock in the town and has become one of the most recognised and sought-after mixed-use precincts in the country."
The Gateway Theatre of Shopping lies at the heart of the area, which also houses the La Lucia Ridge Office Estate and a diverse selection of hotels and restaurants."
This is one of the newest developments in uMhlanga Ridge, having opened its doors late last year.
"Park Square is a development by Nedport Developments, a subsidiary of Nedbank, and offers 40 000sqm of premium office and retail space worth around R1bn," says Davidson.
"About 50% of this space is occupied by Nedbank and the other half is occupied by food retailer Spar; private vault operator International Bank Vaults; a number of restaurants; a gym and several small businesses including a hair salon and a health shop."
He adds that the development embraces a natural open space with indigenous trees, grass and planter boxes forming part of the design."What's more, it is eco-friendly and carries a 4-star Green Star rating."
This is a four-precinct development on a 140ha site in uMhlanga Ridge that offers sweeping ocean views while also being conveniently situated close to two major highways - the M4 and the M41," says Davidson
Work on the site began back in 2007 and today it is a hive of activity where premium-grade corporate offices meet high-end retail and luxury residential elements.
"Through the years, Ridgeside has become a popular corporate destination for big businesses such as Investec, Vodacom, and Shepstone & Wylie to name a few.
"And it looks set for further expansion as developers are snapping up any vacant land as soon as it is made available to the market."
He says the latest development in Ridgeside is the opulent uMhlanga Arch, which is currently under construction and expected to be completed in early 2020.
"Offering 45 000sqm of mixed-use space, and worth an incredible R1,3bn, uMhlanga Arch will boast KZN's first Hilton Garden Inn, a retail centre, 350 000sqm of prime grade offices, residential and retirement options in some 3500 units, and a signature Umhlanga SMG BMW showroom.
"Added to this will be a range of high-end facilities including a rooftop pool and bar, a piazza with restaurants, a renowned gym and concierge services.
"And even before completion, it has already been awarded AAA-grade status and won the award for the best-marketed development in Africa at the International Property Awards."
