Landlord Services

 

Thank you for affording the Chas Everitt International Property Group the opportunity to list your property. We assure you of the highest level of attention at all times. For your information, we currently offer our owners two options in which to enter into agreement, please familiarise yourself with the benefits of both options, in order to prevent any misunderstanding.   

Administered Property or Procurement only Services

The Benefits of this service are as follows:
Administered Property 12%

  • Your property is photographed and listed to match our existing prospective tenant base.
  • Your property is advertised on our website and in local in print media.
  • 9 Full time specialist agents, together with a full maintenance team.
  • Our agents will manage your property viewing appointments of potential tenants
  • We screen prospective tenants including a Transunion ITC credit check, Experian Check, Bank coding and criminal check verification if required. A reference check with previous landlords is conducted where possible and relevant bank statements and employment details are requested and confirmed.
  • We draft the agreement of lease and signatures are attained from the relevant parties.
  • Keys are handed to the tenant after we receive the deposit and first month’s rent.
  • We assist in settling the tenant into the property and ensure the fulfilment of special conditions of the Lease.
  • We request a completed defects schedule from the tenant for our record 7 days after occupation.


Administration and Maintenance:

  • We complete an inspection with the tenant on commencement of the lease.
  • We complete a pre-termination inspection to prepare for the lease termination.
  • We complete the final inspection with the tenant and ensure all damages attributed as being the cost of the tenant is rectified and costs allocated to the tenant
  • We conduct an inventory check at the end of each lease if your property is furnished. We do require that you provide the initial inventory or we can also provide this service on request.
  • We manage rental collections and exercise reasonable credit control of your tenant.
  • We manage your rental disbursements such as levies, municipal and bond accounts
  • We arrange repairs and maintenance for your property. During the course of the lease, we arrange all maintenance quotations and co-ordinate all maintenance, invoicing and payment of contractors once you have authorised the completion of the tasks. Over a period of time we have sourced reliable and reputable accredited contractors in order to provide you with professionals that are able to back up their work with an after sales service. This is hugely beneficial to you as the owner.
  • We complete assessments for damages and wear and tear maintenance during the year on request. This ensures the constant upkeep of your investment.
  • You have full management support during the course of the lease and the additional benefit of our Client Services Division.
  • For the administered property service a commission of 12% plus VAT is calculated on the total rental amount for the lease period and is deducted from the initial rentals.


Procurement Only Service 7%

  • Your property is photographed and listed to match our existing prospective tenant base.
  • Your property is advertised in print media and on our website.
  • Our agents manage your property viewing appointments of potential tenants
  • We screen prospective tenants including a Transunion ITC credit check, Experian Check, Bank coding and criminal check verification if required. A reference check with their previous landlords is conducted where possible and relevant bank statements and employment details are requested and confirmed.
  • We draft the agreement of lease and signatures are attained from the relevant parties.
  • Keys are handed to the tenant after we receive the deposit and first month’s rent.
  • We request a completed defects schedule from the tenant for our record.
  • N.B It is mandatory as per the Rental Housing Act for an owner to ensure that the property is inspected with the tenant on commencement of the Lease and on termination of the Lease. Please make arrangements with our maintenance department should you require their assistance with the commencement inspection. Inspection cost is charged depending on the size of the property.
  • The owner manages all subsequent rental collections, queries and maintenance issues.
  • The owner conducts the property inspection on termination of the lease and informs us of any pending deductions for damage or outstanding amounts.
  • We hold the deposit to the termination of the lease and refund the tenant after all deductions have been made for damages and outstanding amounts.
  • The Lighthouse Property Group offer you advice when dealing with your tenants as and when required.


Commission of 7% plus VAT for this procurement only service is calculated on the total rental for the lease period and is deducted from the first month’s rent.

Important Notes

  • The owner manages all subsequent rental collections, queries and maintenance issues.
  • The owner conducts the property inspection on termination of the lease and informs us of any pending deductions for damage or outstanding amounts.
  • A copy of the Body Corporate rules should be made available to the tenant.
